การนำราคาวัสดุก่อสร้างกระทรวงพาณิชย์ มาใช้ในโปรแกรมอัตโนมัติ ผ่านระบบ Cloud

ใน Version ใหม่ของ Pestimate ได้สนับสนุนระบบ Cloud(ระบบผ่าน Internet) โดยที่ราคาวัสดุก่อสร้าง สามารถนำเข้าได้โดย อัตโนมัติ ผ่านระบบของ Pestimate.net สำหรับผู้ที่ใช้ Version เก่าก็ยังใช้วิธีนำเข้า แบบเดิมได้ โดยการ Download จาก กระทรวงพาณิชย์ แต่ถ้าให้สะดวก กรุณา ติดต่อ Upgrade จะสะดวกกว่ามากโดยเฉพาะเวลาที่หาราคาคาวัสดุในจังหวัดที่ทำการ ประมาณราคาแล้วไม่มี สามารถ ดึงข้อมูลราคาของจังหวัดข้างเคียงได้ทันที จากInternet
ในการดึงข้อมูล ให้เลือกใน เมนูใหม่
"ดาวน์โหลดราคาวัสดุอัตโนมัติ" โดยจะนำราคาที่แสดงใน Web กระทรวงพาณิชย์
( http://www.price.moc.go.th )
มาในโปรแกรม ใช้เวลาไม่นาน

การติดตั้ง SQL Server 2008 แบบเงียบ ไม่ต้องคิด

ฐานข้อมูลของPestimate จะเป็น SQL Server มักจะมีปัญหาในการติดตั้ง Microsoft SQL server จากผู้ใช้งาน ก็จะเป็นปัญหาสำหรับผู้ที่ไม่ถนัดภาษาอังกฤษ แล้วลงไม่ค่อยจะได้ สำหรับ Window 7-8 ถ้าลง SQL Server 2005 ไม่ได้ (จะตอบแค่ Next ก็มักจะลงได้) จะต้องเป็น SQL Server 2008 จะงงเวลาลงเพราะถามหลายหน้ามาก สำหรับผู้ที่ไม่ถนัด ให้เลือก Install.bat ลงใน ใน Pestimate (Flash Drive) \SQL Server2008 ก็จะลงโดยไม่ถามมาก เพียงคำถามเดียวว่าจะลงหรือไม่เท่านั้น
สำหรับผู้ที่มี SQL Server ที่มาจาก Microsoft อาจจะทำเองก็ได้ โดยสร้าง INI ไฟล์ตามตัวอย่าง

ในการเรียกจาก Command

การติดตั้งโปรแกรม Pestimate ใน Window7,8

การติดตั้งโปรแกรมPestimate

โปรแกรม Pestimate เป็นโปรแกรมประมาณราคาที่เชื่อมโยงกับโปรแกรม CAD ซึ่งสามารถใช้กับ Autocad หรือ PPCAD Nano ได้เช่นกัน สำหรับโปรแกรม Pestimate จะมี 3 ส่วน ได้แก่

1. โปรแกรม Pestimate ที่จะเป็นโปรแกรมสำหรับการจัดการประมาณราคา และ ออกรายงาน สรุปต่าง

2. โปรแกรมPestimate CAD หรือ PES.1.3 หรือ Pes.1.<อาจจะมากกว่า> เป็นโปรแกรม CAD ลิขสิทธิ ที่มีโปรแกรม Pestimate มาด้วย

3. โปรแกรม PestimateAddon สำหรับผู้ที่ใช้โปรแกรม Autocad ในการทำงานประมาณราคา

โดยการติดตั้งแต่ Windows จะมีข้อแต่ต่างกัน พอสมควร โดยจะแยก เป็น 3 หมวด ได้แก่

1. การติดตั้งบน Windows XP 32bitsและ 64 bits หรือรุ่นเก่า

a. ติดตั้ง Microsoft SQL Server 2005

b. ติดตั้ง Dotnetfx35.exe

c. ติดตั้ง Pestimate.msi

d. ติดตั้ง Pes1.3.exe

e. ติดตั้งเมนูใน Autocad

2. การติดตั้งบน Windows 7 32bits และ 7 64 bits รุ่นใหม่

จะเหมือนกับ Windows XP เกือบหมด แต่การติดตั้งเมนูใน(e) ต้องเลือกจากไฟล์ใน โฟล์เดอร์ c:\pestimate และเป็น as Adminstrator โดยการกด Mouse ขวา

3. การติดตั้งสำหรับ Window 8 32bits และ 64 bits

a. ติดตั้ง Microsoft SQL Server 2008 x64 จะติดตั้ง SQL 2005 ไม่ได้ ไปดูในหน้า ติดตั้ง SQL Server 2008

b. ติดตั้ง Dotnetfx35.exe

c. ติดตั้ง Pestimate.msi

d. ติดตั้ง Pes1.3.exe

e. ติดตั้งเมนูใน Autocad ต้องเลือกจากไฟล์ใน โฟล์เดอร์ c:\pestimate และเป็น as Adminstrator โดยการกด Mouse ขวา ถ้ามีคำเตือนให้กดเลือก “Correct..”

การประมาณราคาหลังคาและสันต่างๆ

การประมาณวัสดุหลังคา

ในการประมาณวัสดุหลังคา ค่าที่ต้องการใช้จะประกอบด้วย

1. พื้นที่หลังคา

2. ความยาวของตะเข้สัน

3. ความยาวของตะเข้ราง

4. จำนวนครอบแบบต่างๆ

รายการอื่นเช่น เชิงชาย

จะใช้ระยะรอบของหลังคา

การวัดพื้นทีหลังคา

พื้นที่หลังคามีความลาดเอียง เช่น การลาดเอียง 30 องศา

หมายถึงว่า พื้นที่ของหลังคาก็จะเพิ่ม จาก สมการ

พื้นที่เอียง = พื้นที่แปลน/ cos(30องศา)

สำหรับระยะของสันเอียง หรือสันที่บรรจบ

โดยมาจากรูปที่ระยะของสองด้านที่ เป็น Slope นั้นเท่ากัน

ระยะของสันตะเข้= Sqrt(2+tan(30)^2/sqrt(2);

sqrt(2) หรือ 1.414 มาจากระยะที่เห็นบนแปลนเที่จะยาวเนื่องจาก ฉาก

การให้ Pestimate CAD ทำงานใน Autocad 2014

โปรแกรม Pestimate CAD Plugins เป็นโปรแกรมเสริม ทำงานได้ ตั้งแต่ Autocad 2007-2014 สำหรับ
Autocad 2014 จะมีการป้องกัน Virusในโปรแกรม ถ้ามาจาก Site ที่ไม่ได้ Register จะถามทุกครั้งที่มีการ Load
เช่นเมื่อติดตั้ง Pestimate Plugins แล้ว จะถามตามนี้

วิธีแก้เพื่อไม่ให้ถามทุกครั้งที่ทำงาน ใช้คำสั่งที่ command line
Options
และเพิ่ม Trusted Locations ใน Folder c:\pestimate และ c:\pestimate\pestimate13

เพื่อเรียกโปรแกรม อีกครั้งจะไม่ถามอีก

การปรับราคาวัสดุเพิ่มค่าขนส่ง

ในการประมาณราคาทั้งในภาครัฐ และเอกชน กรณีที่มีการขนส่งทางไกล เช่น การเดินทางในเขตชนบทที่ไม่มีร้านวัสดุก่อสร้างที่ขนส่ง วัสดุก่อสร้างหลักเช่น ปูน หิน ทราย เราอาจจะเพิ่มราคากลางวัสดุ เข้าไปในโปรแกรม Pestimate ได้ 2 วิธี คือการ เพิ่มจาก ตารางวัสดุโดยตรง ในระหว่างที่นำเข้า ใน เมนู ข้อมูลหลัก หรือ ใช้คำสั่ง โครงการ->ราคาวัสดุในโครงการ

การใช้ ราคาวัสดุในโครงการจะสะดวกสำหรับผู้ที่ใช้งาน ที่ยังไม่รู้ว่าจะใช้วัสดุ อะไรบ้างโดยการ ทำการเลือกสุตรไปก่อน จนกระท่ังสุดท้าย ค่อยมาปรับ ราคาค่าขนส่ง
เช่นกรณีนี้ มีการคำนวนประมาณราคาไปแล้วจากการใช้สุตร และ รายงาน ก็ออกมาดังที่แสดง

เมื่อเราเลือก ราคาวัสดุในโครงการ และ จะแสดงรายการวัสดุที่ใช้

เลือกที่ ส่งออก Excel เพื่อแก้ไข

แก้ไขราคาต่อหน่วย ที่ต้องการ แล้ว จัดการ Save As

เลือกเป็น Other Format -> CSV

เมื่อกลับมาที่ Pestimate ให้ทำการนำเข้า

เป็นการปรับราคา วัสดุที่ใช้ใน โครงการนี้ จะเป็นราคาใหม่ ถ้าดูรายงานสรุปก็จะเป็นราคาใหม่

การประมาณราคาบันไดคอนกรีตเสริมเหล็ก

บันไดเป็นองค์ประกอบของบ้าง อาคาร ที่มีการก่อสร้างซับซ้อน เมื่อเทียบกับ คาน หรือเสา และ การประมาณราคาจุกจิก พอสมควรเรื่องจากรูปร่างของ บันไดเอง

ในแบบจะเป็นตัวอย่างบันใด อธิบายตามแบบ เป็นบันใดตรง คอนกรีตเสริมเหล็ก ขนาดควากว้าง 1 เมตร โดยที่จะใช้เหล็กเสริม 2 ชนิด ได้แก่ DB12 หรือเหล็กข้ออ้อย ศก.12 มม และ เหล็กกลม 9 มม การวาง จะวางเป็นตะแกรง ด้านท้องของบันใด สำหรับ รูปตั้งรูปนอนจะมีเหล็กเสริมระยะ 0.3 เมตร

สำหรับประมาณการใช้คอนกรีต จะใช้รูปด้าน เป็นพื้นที่เพื่อหาปริมาณคอนกรีต สำหรับ เหล็กจะนับใช้ทั้ง 2 ด้านคือด้านตามแนวรูปตัดและที่เป็นระยะตามความยาว ของบันใด

กรณีของไม้แบบดูจากรูปในการก่อสร้างจะมีไม้แบบตามลูกตั้งของบันได จึงจะคิดด้านเดียว

เพื่อความสะดวกในการสร้างสูตร จะใช้ Bom ของเสา เปลี่ยนเป็น สูตรของบันได เนื่องจากเป็นลักษณะของ Extrude เหมือนกัน แต่เปลี่ยนค่าความยาวของเสาเป็นความกว้างของบันไดแทน

เริ่มจาก คอนกรีต โดยหาพื้นที่รูปด้าน จะได้ปริมาตรคอนกรีตต่อเมตรทันที

สำหรับเหล็กเสริมในแนวตรงรูปตัดขวาง เช่นเหล็ก RB9 ที่เสริมจมูกของบันได จะวางตามตรง ให้นับ จำนวนจะได้ระยะต่อเมตรทันที่

สำหรับเหล็กที่เสริมตามรูปตัดขวาง ให้วัดระยะจาก Dimension หรือ ใช้ Property ของเส้นนั้น ก็ได้ สำหรับ เหล็กที่เสริมตามลูกตั้งลูกนอน จะต้องใช้ PolyEdit เพื่อเชื่อม(join) จะได้วัดความยาวได้สะดวก

(อันนี้ถ้านับที่ละอันได้ก็ไม่เป็นไร) ก็จะได้ความยาวรวมของเหล็กมาซึ่งจะต้องวาง ตามระยะ

สำหรับไม้แบบจะมีเฉพาะลูกตั้ง ที่เหลือโดยรอบปิดหมด
